Adaptive Reuse: The Future of Design

Regeneration of a Spring Street Legacy: 85 Spring Street
At Studio Eidos, we believe in shaping buildings from within—activating spaces through collaborative design to create enduring, successful destinations. An inspiring example is the transformation of 85 Spring Street, a Melbourne landmark. Opposite Treasury Gardens and Parliament House, this historic building embodies the power of regeneration, evolving from a traditional office block into a vibrant work & hospitality hub.

The refurbishment, completed by our architectural partners Point Architects, reflects our core values of Collaboration, Multidisciplinary Expertise, and Curiosity. Through the vision of the client and collaboration between diverse teams, the project demonstrates how thoughtful design can revitalise not only a building but also its surrounding urban landscape.

Adaptive Reuse: The Future of Urban Design
Rather than opting for demolition, 85 Spring Street underwent an award-winning transformation, recognised as the Best Commercial Renovation in Australia at the Asia Pacific International Property & Hotel Awards. This project exemplifies the potential of adaptive reuse, preserving legacy buildings while reducing environmental impact and transforming underutilised spaces into valuable assets that drive economic outcomes through tenant attraction.

Successful Outcomes: Tenant Attraction
When it comes to reinvigorating buildings, it is not just about handing over the infrastructure, walls, and windows. Instead, it is about crafting and creating a sustainable tenant environment where tenants thrive. As well as listening carefully to the clients key drivers, the design team invested in understanding the current market and tenant requirements. Current and relevant knowledge is a powerful way of helping to drive successful client outcomes.

The commercial property landscape is undergoing a significant transformation. While location remains important, a positive tenant experience has emerged as a critical factor in achieving success. From tenant retention to enhanced property value, the benefits of prioritising tenant satisfaction is clear and compelling. Point invested in listening to the both the client and the market, helping to create exceptional tenant experiences, not only setting the building apart from the competition but also helping to secure long-term tenants in an evolving market

The building will be occupied by IWG works

as well as a significant hospitality brand who will occupy a high-end refurbishment of the top three floors

Looking Ahead
As we continue to shape spaces that are both functional and evocative, Studio Eidos and Point Architects remain dedicated to sustainability, innovation, and collaboration. The transformation of 85 Spring Street is just the beginning. Whether your project involves commercial, hospitality, or adaptive reuse, we are here to bring your vision to life.
